PRE-CONSTRUCTION MANAGER



Summary:


The MEP-Pre Construction Manager is responsible for understanding complex construction schemes and managing the complete preconstruction phase of projects for Dowds Building Services.  This is a key role within our Commercial/Operational Teams and requires an understanding and appreciation of the challenges our customers face and tailoring innovative solutions to overcome them. The role requires a high-level awareness of the industry & commercial acumen, as well as a strong technical foundation in the mechanical and/or electrical disciplines. This would suit a senior estimator looking career progression or indeed a contracts manager or quantity surveyor.


The Role:


  • Oversee the Pre-Construction phase and ensure smooth handover to operations.
  • Attend commercial handover meetings with the estimation team and review tender estimates.
  • Conduct project launch meetings and produce/subcontract documents for MEP.
  •  Produce Pre-Construction commercial reports, set targets, and manage procurement schedules.
  • Lead pre-construction procurement, reviewing supply chain and cost alignment.
  • Update cost reports, monitor risks, and provide monthly cost updates to the Managing QS.
  •  Manage design consultant progress, technical submittals, and ensure timely information release.
  • Develop and manage the detailed Pre-Con programme and provide internal/external progress updates.
  • Chair internal progress meetings and manage Pre-Construction Change Control.
  • Oversee sub-contractor accounts, main contractor valuations, and Pre-Con cashflow projections.
  • Issue early procurement orders to mitigate risks and coordinate full project handover to operation.


Person Specification:


  • A good level of competency of Microsoft and Estimating packages, particularly Excel
  • Attention to Detail / Accuracy
  • Ability to work as part of a team.
  • Time Management - Ability to work to tight deadlines.
  • Excellent Communication Skills
  • Innovative & Initiative Being adaptable to unforeseen issues
